Expertise 06 · BMS and GRMS

A clear view of your installations and how your guest rooms operate.

Building supervision and guest room management: we define the information, alarms, controls and scenarios your teams need, then coordinate their implementation with the other packages.

    Area 06

    • Functional studies
    • Building supervision (BMS)
    • Guest room management (GRMS)
    • Operations

    Main interfaces

Electrical power · IT and cybersecurity · ELV systems · Hospitality technology

    Three terms not to confuse

BMSBuilding management system (GTC in French)
Supervision of technical installations from a central station: statuses, alarms, metering and controls.
BASBuilding automation system (GTB in French)
The broader set of automation and supervision that controls building equipment: air conditioning, ventilation, lighting…
    GRMSGuest room management system
Control of hotel room comfort functions — air conditioning, lighting, presence — according to occupancy status.

    Challenges

Supervision is worth what it helps you decide.

    1. Reliable, useful information

Which statuses to report, which alarms to handle, who receives them and how to respond: the relevance of the points matters more than their number.

    2. Functions defined before they are programmed

The functional analysis describes what each piece of equipment and each scenario must do. It is the reference for contractors and for testing.

    3. A tool operations make their own

Clear views, prioritised alarms and documentation: the tool must help teams every day, not just on handover day.

    Scope

From the building to the guest room.

Depending on the assignment, we work on the functional analysis, the supervision system, guest room management or their coordination with the other packages.

    • Functional studies

      • Functional analysis and points list
      • Supervision architecture
      • Protocols and interfaces with other packages, where the scope justifies it
    • Building supervision (BMS)

      • Reporting of statuses and technical alarms
      • Metering and consumption monitoring
      • Lighting management and automation
      • Controls and time schedules
      • Automation and substations, depending on scope
    • Guest room management (GRMS)

      • Comfort controls according to in-room equipment
      • Scenarios based on occupancy status
      • Links with the PMS, to be assessed according to systems and authorisations
    • Operations

      • Supervision views and alarm priorities
      • Operating documentation
      • Handover to technical teams

    Scope conditions

    • Interfaces with other packages’ equipment depend on their protocols and documentation: they are verified case by case.
    • Energy optimisation can be a design and operating objective; no saving is announced without measurement, a defined scope and a documented baseline.
    • The fire safety system keeps its own functions: supervision can receive information from it without replacing it.

    Interfaces

Supervision depends on what the other packages make available.

Available points and protocols are collected from each contractor before being entered in the points list.

    How we work

Define, coordinate, then test point by point.

    1. Operating needs

Equipment, organisation of technical teams and expected information.

    2. Functional analysis

Points list, alarms, controls and scenarios, validated with you.

    3. Package coordination

Collecting protocols and available points from each contractor.

    4. Commissioning and testing

      Point-to-point tests, then scenario tests.

    5. Documentation and handover

Views, procedures and operating documentation handed over to your teams.

    Deliverables

    Example deliverables

Deliverables are defined in each proposal, according to the assignment.

    • Functional analysis
    • Points list
    • Operating scenarios
    • Point-to-point test reports
    • Operating documentation

    Sectors

From the hotel room to technical buildings.

    Frequently asked questions

    BMS and GRMS: your questions.

What is the difference between BMS, BAS and GRMS?

The BMS centralises supervision of installations; the BAS more broadly covers building automation and technical management; the GRMS controls hotel room comfort functions. A project can combine several of these levels.

Can you connect all our equipment to the BMS?

Not automatically. Each piece of equipment needs a usable interface and documentation. We check these conditions before adding it to the points list.

Can a GRMS reduce energy consumption?

It can contribute, for example by adjusting comfort according to occupancy. The actual effect depends on the building and how it is used; it has to be measured, and we do not announce percentages without documented measurement.

Should a BMS be planned from construction?

It is preferable: points, networks and interfaces are easier to plan before the works. A BMS can nevertheless be added to an existing building, after a study.
